Your card. Your points. Your deduction, documented.
Real estate spend is personal until it is deductible. The stager, the sign install, the photographer, the lockboxes, the coffee before a listing appointment, the drive across town for three showings. It goes on the agent’s own card, it belongs to a specific property, and it all has to be sorted before taxes. Mylo runs on the cards you already carry and does the sorting as the year happens.

How it works
Sorted as it happens, not in March.
The reason real estate expenses are painful is that the sorting is deferred for eleven months. Mylo does the categorizing at the moment of the charge instead.
-
Step 1
Connect the cards you use
Link the accounts the listing spend actually goes on. Mylo reads the transactions through Plaid. No new card, no lost points.
-
Step 2
Receipts arrive on their own
Invoices come out of your inbox, paper gets scanned or texted, and photos already sitting in your camera roll get imported.
-
Step 3
Categorized and matched
Each expense is drafted with a category and paired with the charge that paid for it, receipt attached.
-
Step 4
Ask before you file
Ask what you spent on staging this year or how much went to photography, in plain English, and export it to your accountant or QuickBooks.
No corporate card to apply for. Keep your points and keep your receipts.
Why it matters
What agents and brokerages get.
Keep your card and your points
Mylo never asks you to move spend onto a card it issues. The rewards you earn on listing spend stay yours.
Mileage that is actually recorded
Showings, inspections and open houses get logged as mileage expenses on the day, not estimated from a calendar the following spring.
Proof for every deduction
The original receipt or invoice stays attached to the expense, so the documentation is there if anyone ever asks for it.
One clean handoff
Give your accountant a categorized year with receipts attached instead of a bank export and a folder of photographs.
No new card
It runs on the card already in your wallet
Agents are not going to give up the card that earns their travel points, and a brokerage is not going to underwrite a card program for a hundred independent contractors. Mylo connects to the Visa, Mastercard and Amex accounts you already use through Plaid and reads the transactions. Nothing to apply for, nothing to switch.
- Works on existing personal and business cards, no corporate card required
- Bank and card connections through Plaid across 12,000+ institutions
- Every charge matched to the receipt that documents it

Listing by listing
The showing drive and the staging invoice, both captured
Mileage expenses cover the driving, which for most agents is the largest number on the return and the one most likely to be guessed. Receipts come in three ways: scanned with the camera at the sign shop, pulled read-only from your inbox when the photographer emails an invoice, or texted in from any phone.
- Mileage expenses for showings, open houses and inspections
- Camera scan and camera-roll import for the paper ones
- Emailed invoices captured read-only from Gmail, Outlook, iCloud and Yahoo

FAQ
Questions, answered.
Do I need a corporate card to use Mylo?
No. Mylo works on the Visa, Mastercard and Amex cards you already carry, personal or business. It connects through Plaid to read the transactions, so you keep your card and you keep your points.
Can Mylo track mileage between showings?
Yes. Mileage expenses sit alongside your receipts in the same account, so the drive to a listing appointment and the sign install you paid for on the way are recorded in the same place.
How do staging and photography invoices get in?
Most arrive by email, and Mylo captures those from Gmail, Outlook, iCloud and Yahoo with read-only access. Paper ones can be scanned with the camera or texted in from any phone.
Can I see what I spent on a specific kind of expense?
Yes. Ask Mylo in plain English, for example what you spent on photography this year or how much went to staging, and it answers from your own transactions and receipts.
Is this useful for a brokerage with independent agents?
Yes. Agents keep their own cards and their own accounts, and expense reports can be submitted, commented on, approved or denied where the brokerage reimburses. There is no card program to run.
What does Mylo cost?
It is a free download on iOS, Android and the web, with a 30-day Pro trial and then $9 per user per month.
